Project overview

Associated Asphalt was appointed by Tesco Stores PLC to deliver a full car park transformation at its Kettering store as part of a UK wide trial to assess the impact of wider parking bays. The project was the first of its kind for Tesco, selected due to the scale of the site and the requirement for complete resurfacing.

The scheme involved a full reconfiguration of the car park layout, enabling parking bay widths to increase from 2.4 metres to 2.7 metres, alongside drainage replacement, safety improvements and full resurfacing throughout.

 

The challenge

As a live retail environment, the works needed to be carefully planned to minimise disruption to customers while delivering a complete overhaul of the site. The trial nature of the project also required absolute accuracy, with all layout changes delivered precisely in line with Tesco’s design intent.

Programme certainty, safe access and clear coordination were essential to ensure the store could continue operating throughout the works.

 

Our approach

Associated Asphalt worked closely with Tesco to plan and sequence the works, ensuring that all changes to layout, drainage and safety features were delivered accurately and efficiently.

All bollard positions and line markings were installed directly from Tesco provided scale drawings, ensuring consistency with the trial requirements and allowing Tesco to reliably assess the impact of the wider parking bays. The team maintained a controlled, phased approach to manage vehicle and pedestrian movements safely throughout the programme.

 

Scope of works

The project involved a full reconfiguration and resurfacing of the Tesco Kettering car park.

  • Full removal and replacement of existing surfacing
  • Installation of new linear drainage channels
  • Reconfiguration and installation of bollards
  • Removal and repositioning of lamp columns and Belisha beacons
  • Full resurfacing and relining to a revised car park layout
  • Parking bay widths increased from 2.4 metres to 2.7 metres

 

Key quantities delivered included:

  • 515 linear metres of Hauraton Recyfix Monotec drainage, manufactured from recycled plastics
  • 166 flexible bollards installed
  • Approximately 18,000 square metres of resurfacing completed

 

Sustainability and material considerations

The scheme incorporated sustainable materials where possible, including the use of recycled plastic drainage systems and warm mix asphalt. The revised layout and upgraded infrastructure were designed to support long term durability and reduce ongoing maintenance requirements.

 

The outcome

Tesco Kettering became the first Tesco store in the UK to undergo this scale of car park transformation as part of the wider parking bay trial. The project delivered a safer, clearer and more accessible layout while providing Tesco with a reliable benchmark to assess customer experience and operational performance.
